Rob, Thank you so much for the thorough inspection of our new home! Once we showed the sellers the pictures of the bat droppings and birds nests in the attic, we were able to have them clean that mess up before we closed. That along with the myriad of smaller issues you found, we feel we have a grasp around all the maintenance things we need to do on our new home. Just knowing what we have to do is a much better feeling than discovering these things by chance once we moved in. Rob Wetterstroem with AVHI inspected my home in July of 2010. We hadn’t had rain in what seemed like months, however Rob discovered staining on both the basement walls and floor, which led him to believe that water would leak into the basement when the heavy rains came. The sellers were a little more forth coming once we brought this up during the negotiations phase. They admitted that water did enter during heavy rains, something not on their disclosure, and we were able to have a water proofing company give us estimates on water proofing the basement. We didn’t get the full thing paid for, but a large portion of water proofing was covered, and our basement has been dry since. Great catch, among the many great catches you made. Thanks again for taking your time during the inspection, speaking directly and calmly, and speaking on a level we could understand (Not above our heads). Best money we ever spent!

I’m a real estate agent who not only refers Rob to my customers, but has used him to inspect my own home. I know a dozen inspectors, and have seen their work on both sides of the transaction, as a buyer’s agent and a seller’s agent. I could have used anybody to do the inspection on my new home, and I chose Rob. He is more thorough than any inspector I know. His reports are detailed with specific findings and photos, not a report full of generic statements and disclaimers which I see in a lot of other reports. I would refer Rob to my family members and clients every time.
